Negotiating Offers
Once your home is on the market it's time to relax and wait for the offers to come in. If you are lucky enough to be selling in a sellers market, you won't have to wait long, but even if it's a buyers market there are some strategies you can use to help negotiate the offers you receive:
- Trust your Agent – If you have chosen your agent well, their experience can guide you through even the most complicated offers.
- Check your Emotions – To you, your home is more than an investment, it's a place where you have dreamed and grown with your family. Don't get too wrapped up in finding the “perfect” buyer.
- Change the Focus – Primarily, offers and counter offers are about price. If you or your prospective buyer won't budge on the price, change the focus to a lesser issue. You can negotiate what personal property (such as appliances) stay with the home, the amount of earnest money, or the timeframe of the sale and possession. Don't be afraid to ask for what you need, but don't kill the deal over a minor issue either.
- Be Patient – Even if you are in hurry, try not to let on. If you have already purchased another home and are making two house payments or need to move in a hurry and the buyer knows it they may take advantage of your position.
Generally a seller will respond to all offers, but you are not required to. Once an offer comes in your agent can help you make a wise counter-offer. There is no limit to the number of counter offers possible and you can reject the offer at any time but it is best to continue to negotiate with a buyer until you either settle on a contract you both find acceptable, they walk away, or you receive another, better offer.
