Buyers and sellers contract with a REALTOR® to represent them in a real estate transaction. When representing a seller an agent is responsible for setting a fair market price for their home, advertising it, and negotiating the price and terms of the contract with the potential buyers. To represent a buyer an agent will assist them in finding potential properties, arrange showings for homes they are interested in, help secure financing, and negotiate the contract on the buyer's behalf.
Real estate agents spend much of their time away from their desks, attending closings, meeting with clients, and showing homes. It's a high energy field that often requires more than a 40 hour work week and may include many evening and weekend hours, but since agents set their own schedule it does allow for a great deal of flexibility.
Agents work on commission only. When a home is sold a percentage of the sales price, usually seven percent, is taken from the sellers proceed check to pay both the buyers and sellers agents and the brokers they work for.
Real estate agents must work under a broker. Brokers themselves have a special license that allows them to employ other agents to sell real estate under them. An agent with experience can continue their education to become a broker as well.
