Home Inspections
A home inspection is a great way to protect yourself from a bad investment. In some areas and with some types of loans a home inspection is required; your agent will be able to tell you if you must get one. Even if it is not required, a home inspection is still a good idea. You will want to know if the property you are considering has any issues. There are many types of inspections, here are the most common:
- General Home Inspection - This is the most cost effective way to be certain you are making a good investment. A general inspector performs a visible inspection of the house. They will look at the roof, foundation, drainage, plumbing, electrical, furnace and more. They will provide a written report of their findings and if they see any potential problems they may advise you to get a more thorough inspection of one specific item such as a roof or furnace inspection.
- Termite or Wood Destroying Pests Inspection - In many areas this is required and is paid for by the seller. In most cases where it is not required the lender requests that it is performed at the buyer's expense. An inspector will examine the property and report any wood destroying insects. They will recommend treatment if necessary.
- Radon Testing - The EPA recommends testing your home for radon, the second leading cause of lung cancer in the US. You can do this test yourself using a simple device bought in home improvement stores or contact your state radon office to find a qualified tester in your area.
